Can foreigners own property in Sri Lanka?

Non residents cannot hold freehold land outright, but you can secure property through a long term lease of up to 99 years or a locally structured company. We explain the right route for your situation before you commit a cent.

Do I need to visit Sri Lanka to buy?

No. We act as your eyes and hands on the ground, from inspections to signing, so you can complete a purchase entirely remotely if you prefer. Many of our clients buy before they ever set foot on the property.

How do payments and money transfers work?

Funds are routed through approved inward investment accounts so your money stays fully traceable and compliant. We coordinate with your bank and our legal partners at every step, and you always know where your money is.

What about visas and staying long term?
